Our construction standards go well beyond the expected because we think our homeowners deserve the best home value for their investment. These standards take extra time and higher-quality materials, but they deliver a much better quality of life for those who live in the homes we build. As you select your homebuilder, see how (or if) they address these important construction details.

Sheet Rock - We attach sheet rock to studs using screws and construction adhesive. Screws hold sheet rock in place better than nails – avoiding unsightly nail pops. Well-secured sheet rock is less likely to move; therefore the trim maintains a better fit.

Sound insulation - All bathroom, laundry room and master bedroom walls are insulated for sound. Plumbing fixture and appliance noises are minimized and your home is quieter.

Cast iron plumbing drops are used to reduce noise - Using cast iron makes plumbing devices quieter.

Quality Painting - All walls, ceilings, and trim are properly prepared and primed. Oil based primer is used on all trim which seals the wood better than latex primer. All trim is then painted with oil based finish paint that is spray applied for a smooth finish. All ceilings are sprayed with a finish coat to also provide a smooth ceiling finish. All walls receive two finish coats that are roller applied.

HVAC System - The heating ventilating and air conditioning system is properly designed and sized utilizing heating and cooling load calculations to provide an efficient and comfortable system.

Engineered Floor Joists - We use engineered wood I beam floor joists that are glued and screwed in place, with Advantex sub-flooring for straighter finished floors. This extra effort practically eliminates floor squeaks.

Basement Waterproofing
- Delta Matt MS waterproofing system is used in our basements to help maintain a dry basement foundation area.

House Wrap - We install house wrap over all exterior sheathing of heated walls. The wrap acts as a windscreen and prevents water from entering the wall system.

Insulated Doors and Weather Stripping
- For fewer drafts and maximum energy efficiency, we install insulated doors with a factory threshold and weather stripping to provide a sealed barrier between heated/air-conditioned areas and unheated areas.

Fully Insulated Garage - To minimize temperature differences between the house and the garage, we fully insulate the garage walls, ceiling and install insulated doors.

Sheathing of Attic Walls - We install a sheathing barrier on the backside of attic walls. This provides a backing for the wall insulation and helps maximize insulation values in order to achieve a more comfortable and energy efficient home.

Efficient, low-maintenance windows - Aluminum or vinyl clad windows reduce exterior maintenance and the need for painting. Insulated Low-E glass increases the energy efficiency.

Lead flashing around plumbing vents - Wherever plumbing vents pierce the roof, lead flashing is used for durability and longevity.
